Definitions of Residential Square Footage

The Definition for Approximate Square Footage is Above ground finished square feet.

Attics , whether finished or not, may not be included in the Approximate Square Footage. This is debatable...third floors that are finished living space in our opinion should be counted as SF.

Properties with finished basements also may not be included in the Approximate Square Feet. However, the square footage of a finished walk out basement may be included.

The Definition for Total Living Area is Building square footage which is the total living area including a finished basement.

NOTE: When obtaining square footage figures from Realist or the County Auditor sites, methods of calculating square footage used by county auditors may vary from each other.

The calculation of square footage is not an exact science and there are different methods and assumptions that go into this calculation.

Methods to obtain square footage often differ between counties so there is no way to guarantee 100% accuracy.
